Do I need soak wells?
Most likely. WA councils expect stormwater from roofs and paving to be kept on your own property — the City of Wanneroo, for example, says owners have an obligation to confine runoff within their boundaries, and soak wells are the usual way to do it. Rules differ between councils, so we check what applies to you.
How many soak wells will I need?
It depends on how much roof and paving drains to them, your soil and your council's rules. As a guide, the City of Wanneroo's information sheet puts a 1200 × 1200 mm soak well at about 111 m² of drained area. Try our soak-well planner, then we'll size it properly on site.
How close to the house can a soak well go?
A common guide (City of Wanneroo) is at least the soak well's own width away from buildings and boundaries, where the soak well is at least as wide as it is deep — so digging doesn't undermine footings, fences or walls. Narrow side setbacks often aren't suitable.
Do soak wells need maintenance?
They can silt up or clog over time, especially where leaf litter and sand wash in. We clean, maintain and repair existing soak wells so they keep draining the way they were designed to.
Do you install soak wells for commercial properties?
Yes — from small retail spaces to larger commercial and industrial sites, we design and install soak well systems to suit the property.
Are these the same as septic soak wells?
Soak wells are also used as the drainage receptacles on some septic systems, which is a different job from stormwater. We look after both — and the septic side is covered on our leach drain and septic pages.
